Stamp Duty Land Tax (SDLT) is the UK property-purchase tax for England and Northern Ireland - banded from 0 to 12 percent of the price. First-time buyers pay no tax at all up to GBP 300,000 and a reduced rate up to GBP 500,000; above GBP 500,000 the relief disappears entirely and the standard tariff applies from the first pound. Buying an additional property (e.g. as a buy-to-let) adds a 5 percent surcharge on the full purchase price.
The calculation runs entirely locally in your browser, in pure JavaScript - nothing is uploaded or stored. Depending on the chosen buyer type, the calculator applies the matching band table: the standard tariff, the first-time buyer bands (only up to the GBP 500,000 price cap) or the standard tariff plus the 5 percent additional-property surcharge. It shows the estimated SDLT, the effective rate relative to the purchase price and the total price including the tax.
An honest note: this is a model-based estimate, not tax advice. The calculator applies only to England and Northern Ireland - Scotland charges the Land and Buildings Transaction Tax (LBTT) and Wales the Land Transaction Tax (LTT), both with their own, different rates. Special cases such as mixed-use property, Multiple Dwellings Relief or the non-UK-resident surcharge are not modelled.

Does this apply to Scotland or Wales?
No. Scotland charges the LBTT and Wales the LTT, both with their own rates - this calculator only models England and Northern Ireland.
What does the effective rate mean?
