In Brazil, property and vehicle financing typically runs under one of two systems: Tabela Price pays a constant instalment across the whole term (like a classic annuity loan); SAC (Sistema de Amortização Constante) repays the same fixed principal slice every month - since interest is charged on the shrinking remaining balance, the total instalment declines month by month, though it starts higher than Price.

Choose the system, enter the financed amount, the annual interest rate and the term in years. The result shows the (first) instalment, the financed amount, total interest and total cost; the balance chart and the year-by-year table make the difference visible - under SAC the balance declines in a straight line (constant yearly amortization), under Price it curves (growing amortization, shrinking interest).

The whole calculation runs entirely locally in your browser in pure JavaScript - amounts are not uploaded and not stored. Real financing contracts (e.g. SFH/Casa Verde e Amarela) can carry extra fees, insurance (seguro habitacional/MIP-DFI) or indexation (TR, IPCA) not modelled here.

FAQ

Are my inputs uploaded?

No. The calculation runs entirely locally in the browser; nothing is sent or stored.

What is the difference between Price and SAC?

Price pays a constant total instalment across the whole term. SAC repays the same principal amount every month, so the instalment starts higher and then steadily declines.

Why does the calculator show only one instalment for SAC?

Because every SAC instalment is different. The FIRST (highest) one is shown; the full month-by-month path is in the year-by-year table and the balance chart.

Which system is cheaper overall?

For identical inputs, SAC pays somewhat less total interest because it amortizes faster - at the cost of a higher starting instalment. Which system fits better depends on the monthly budget.

Does the calculator cover insurance and fees?

No, honestly not: it shows pure interest/amortization math. Real contracts often carry additional insurance (seguro habitacional/MIP-DFI) and fees.
