Jeonse (전세) is a housing-finance arrangement unique to South Korea: instead of paying an ongoing monthly rent, the tenant deposits one large lump sum (often 50 to 80 percent of the property's value), which is repaid in full at the end of the lease - no other major economy uses this model in this form. Because many landlords nowadays prefer a monthly rent instead (or in addition), converting between a jeonse deposit and a monthly rent is an everyday calculation when apartment-hunting.
This tool converts in both directions: from a jeonse deposit to the equivalent monthly rent, or the reverse, using the formula from Article 9 of the Enforcement Decree of the Housing Lease Protection Act (Jutaek Imdae Chahaebeop). It also shows the statutory conversion-rate ceiling: the lower of (the Bank of Korea base rate plus 2 percentage points) and the absolute 10 percent per year cap - both figures are fixed statutory values; only the base rate itself fluctuates, which is why it is a separate input field rather than a hardcoded number.
