A US mortgage calculator estimates the full monthly cost of buying a home: principal and interest under the standard amortizing-loan model, plus the three items US lenders typically collect through an escrow account - property tax, homeowners insurance and, below 20 percent down, PMI (Private Mortgage Insurance).

The calculation runs entirely locally in your browser, in pure JavaScript - nothing is uploaded or stored. The loan amount follows from the home price minus the down payment; the calculator applies the standard annuity formula to it. Property tax and insurance are spread evenly per month, PMI only while the down payment stays below 20 percent. You immediately see the pure loan payment, the total monthly (PITI) payment, the total interest and the amortization schedule.

An honest note: this is a model-based estimate, not a loan commitment. PMI is modelled for the full term here, even though many lenders remove it automatically once 20 percent equity is reached - your real payment may fall over time. HOA fees, closing costs and local special assessments are not included. Property tax and interest rates vary widely by state, county and borrower profile - get a real quote from a lender before making a financing decision.
